Nightly rate per room for bed and breakfast to include free on site parking:

- Sorry no pets. We are a totally non smoking guest house.
We now accept all major credit and debit cards. Debit card payments are offered free of charge however if a guest pays by credit card then a 3% surcharge applies.
Our Rooms
Room 1 - ground floor with en suite shower room. Can be a twin room or a double as zip and link bed used
Room 2 - first floor double room with extra single bed, en suite shower room, bay window with table and chairs
Room 3 - first floor double room with bay window, en suite shower room
Room 5 - first floor double room with bay window, en suite bathroom with shower in bath
We accept payment by cash, cheque with valid guarantee card or debit/credit card.
On booking, we request a deposit equivalent to one night’s stay. This will secure your booking. The balance to be paid on arrival. Deposits are non refundable and it is recommended that guests consider taking out holiday insurance which covers cancellation costs.
Check in time is 12.00 – 1.00 or 5.30 – 6.30 (unless otherwise arranged). Check out is by 10am on the day of departure
Terms and Conditions
Prices
Our price includes your accommodation on a bed and breakfast
basis and includes parking for one car per room. Any extras will
be charged accordingly. We accept the following forms of
payment: cash, cheque with a cheque guarantee card, debit cards
and credit cards. Credit cards incur a charge of 3%.
Pets
We do not accept pets in the guest house.
Children
Babies, young children and toddlers are not accepted as the
accommodation is not suitable.
Cancellation and Insurance:
Once you have booked your stay, our agreement is a legal
contract and any deposit you may have paid is non-refundable. If
you need to cancel please contact us immediately we will do
everything we can to re-let the accommodation, if we are
successful we make no further charge, if we are not successful
the charge for the first night of your stay becomes payable.
Failing to take up your booking without cancelling renders you
liable for the total amount of your stay.
Having to terminate your reserved stay renders you liable for
the balance of any monies due for your complete visit.
For these reasons you may wish to take out cancellation
insurance, which is inexpensive and can be obtained from any
good broker.
Non-availability
We would only ever cancel your booking if your accommodation
became unavailable for reasons beyond our control. We would
always attempt to offer you alternative accommodation, however
if this was not possible, or unacceptable to you, then we would
refund ALL monies paid by you. Our liability would not extend
beyond this refund.
Damages and Breakages
Please take care with our accommodation and keys. Should a set
of keys be lost, it will be necessary to change external and
room locks and we reserve the right to charge you for this. You
are responsible and liable for any breakages or damage, which
you cause, to the accommodation or its contents. Please report
these as soon as they occur. We do not normally charge for minor
breakages, but we may send you an invoice for repair or making
good if the damage or breakage is significant and we have not
been advised.
Liability
We do not accept any liability for any damage, loss or injury to
any member of your party or any vehicles or possessions, unless
proven to be caused by a negligent act by ourselves or our
employees or contractors whilst acting in the course of
employment.
Smoking
The Melcombe Villa Guest House is a totally non smoking
establishment. We make a charge of one night's accommodation for
any room where smoking has occurred during a guest stay. We do
have a seating area outside for smoking.
Data
Any data gathered during the course of this booking may be held
on computer.
